These Terms & Conditions apply to direct bookings made with B&B Porta Verde, whether through our website or directly with us. By making a reservation, the person making the booking confirms that they have read, understood and accepted these Terms & Conditions on behalf of themselves and all members of their party.

In these Terms & Conditions, “we”, “us” and “our” refer to B&B Porta Verde. “Guest” and “you” refer to the person making the reservation and, where appropriate, the members of their party.
2. Making a Reservation
Reservations are subject to availability and are confirmed when you receive a booking confirmation from us.
The person making the reservation must be at least 18 years old and is responsible for ensuring that all information supplied when booking is accurate and complete.
The person making the reservation is also responsible for ensuring that all members of their party are aware of and comply with these Terms & Conditions.
The accommodation, dates, number of guests, rate and total price applicable to your stay will be shown during the booking process and in your booking confirmation.
3. Rates and Payment
The payment and cancellation conditions applicable to your reservation depend upon the rate selected when booking.
Flexible Rate
No payment is taken at the time of booking.
A valid payment card is required to guarantee the reservation. Payment for the stay is due during your stay at B&B Porta Verde.
The cancellation conditions in Section 4 below apply.
Non-Refundable Rate
The full cost of the reservation is payable at the time of booking.
A Non-Refundable Rate reservation cannot be cancelled, amended or refunded except where required by applicable law or otherwise agreed by B&B Porta Verde.
The conditions applicable to the rate selected will be clearly displayed during the booking process before the reservation is confirmed.
Payments made online are processed securely through our payment service provider. We do not receive or store your complete payment-card details.
4. Cancellation Policy
Flexible Rate
Flexible Rate reservations may be cancelled free of charge up to 7 days before arrival.
If a Flexible Rate reservation is cancelled within 7 days of arrival, 100% of the total booking value will be charged.
In the event of a no-show, 100% of the total booking value will be charged.
Non-Refundable Rate
Non-Refundable Rate reservations are paid in full at the time of booking and cannot be cancelled, amended or refunded, except where required by applicable law or otherwise agreed by B&B Porta Verde.
Guests should therefore ensure that they select the appropriate rate before confirming their reservation.
5. Changes to a Reservation
If you wish to change the dates, room, number of guests or other details of a reservation, please contact us as soon as possible.
Any requested change is subject to availability and cannot be guaranteed. A change may also result in a different room rate.
Changes to Non-Refundable Rate reservations are not permitted unless expressly agreed by B&B Porta Verde.
6. Check-in and Check-out
Check-in: from 16:00.
Check-out: by 11:00.
If you expect to arrive significantly later than your anticipated arrival time, please let us know in advance.
Earlier check-in or later check-out may sometimes be possible by prior agreement and subject to availability.
7. Breakfast
Breakfast is included in the room rate unless expressly stated otherwise in your booking confirmation.
If you have allergies, food intolerances or particular dietary requirements, please tell us before or upon arrival. We will make reasonable efforts to accommodate dietary requirements but cannot guarantee that our kitchen or food preparation areas are completely free from particular allergens.
8. Occupancy and Guests
Only guests included in the reservation and registered with B&B Porta Verde may stay overnight at the property.
The maximum occupancy of each room must not be exceeded.
Where an additional bed or cot is available, this is subject to the capacity of the particular room, availability and any applicable additional charge.
Children are welcome, but parents and accompanying adults remain responsible for their supervision and safety throughout their stay.
9. Smoking
B&B Porta Verde is a non-smoking property.
Smoking is not permitted inside the property or in guest rooms.
Where smoking is permitted in an outside area, guests must act responsibly and dispose of smoking materials safely.
10. Pets
We are sorry, but pets are not permitted at B&B Porta Verde.
11. Guest Conduct
Guests are expected to behave reasonably and respectfully towards other guests, our neighbours, the property and anyone working at B&B Porta Verde.
Excessive noise, threatening, abusive, dangerous or seriously disruptive behaviour will not be tolerated.
In serious circumstances, we reserve the right to require a guest to leave the property. Where such action results from the guest’s serious misconduct or breach of these Terms & Conditions, no refund will normally be given for unused accommodation, subject always to applicable law.
12. Damage and Loss
Guests are responsible for taking reasonable care of the accommodation, furnishings and equipment during their stay.
Please tell us promptly about any accidental damage or breakage.
We reserve the right to seek reasonable reimbursement for damage, loss or exceptional cleaning costs caused deliberately or negligently by a guest or a member of their party. Any amount claimed will reflect the reasonable cost of repairing, replacing or remedying the damage or loss.
Normal wear and tear will not be charged.
13. Personal Belongings
Guests are responsible for taking reasonable care of their personal belongings.
B&B Porta Verde cannot accept responsibility for loss, theft or damage to guests’ belongings except where such loss or damage results from circumstances for which we are legally responsible.
Guests should not leave valuables unattended.
14. Parking
Where parking is made available to guests, vehicles and their contents remain the responsibility of the owner.
Any directions or assistance given in relation to parking do not constitute an assumption of responsibility for a guest’s vehicle or its contents.
Nothing in these Terms & Conditions excludes or limits liability where doing so would be prohibited by applicable law.
15. Availability of the Property
Very occasionally, circumstances outside our reasonable control may make it impossible for us to provide the accommodation booked.
If this happens, we will contact you as soon as reasonably possible and, depending upon the circumstances, will seek an appropriate solution. Where we are unable to provide the booked accommodation and no acceptable alternative can be agreed, amounts paid directly to us for accommodation we cannot provide will be refunded.
We will not be responsible for losses that could not reasonably have been foreseen or for circumstances beyond our reasonable control, except where applicable law provides otherwise.
16. Force Majeure
We will not be responsible for failure or delay in performing our obligations where this results from circumstances beyond our reasonable control, including, where applicable, severe weather, natural disasters, fire, interruption of essential utilities, governmental action, civil emergencies or other comparable events.
Where such circumstances affect a reservation, we will make reasonable efforts to communicate with affected guests and find an appropriate solution.
Nothing in this section affects rights that cannot lawfully be excluded or limited.
17. Third-Party Booking Platforms
These Terms & Conditions principally govern reservations made directly with B&B Porta Verde.
Reservations made through third-party platforms, such as online travel agents, may also be subject to the rate, payment, cancellation and other conditions displayed by that platform when the reservation is made.
Where a third-party platform has collected payment or is responsible for processing a cancellation or refund, the guest may need to deal directly with that platform in accordance with the terms of the reservation.
18. Website
We take reasonable care to ensure that information published on our website is accurate and current.
Occasionally, however, information may contain errors or become outdated. Where there is a material difference between general information on the website and the specific price, rate conditions or other information presented during the booking process and confirmed in your booking confirmation, the specific booking information will normally apply.
We cannot guarantee that the website will always be available without interruption or technical problems.
19. Intellectual Property
Unless otherwise stated, the text, photographs, graphics, logos and other original material appearing on the B&B Porta Verde website are owned by us or used with appropriate permission.
They may not be reproduced, distributed or used for commercial purposes without the permission of the relevant rights holder, except as permitted by law.
20. Privacy and Personal Data
Personal information supplied to B&B Porta Verde is processed in accordance with applicable data-protection legislation and our Privacy & Cookie Policy.
Information necessary to administer a reservation may also be processed by service providers involved in operating our booking and payment systems.

21. Statutory Right of Withdrawal
Accommodation reservations for a specified date or period are not subject to the ordinary 14-day right of withdrawal that applies to many other distance contracts.
Your ability to cancel a reservation is therefore governed by the cancellation conditions applicable to the rate you selected, as described during the booking process and in these Terms & Conditions, without prejudice to any mandatory rights provided by applicable law.
22. Complaints
We want guests to enjoy their stay at B&B Porta Verde.
If you experience a problem during your stay, please tell us as soon as reasonably possible so that we have an opportunity to investigate and, where possible, resolve it.

23. Applicable Law and Consumer Rights
These Terms & Conditions are governed by Italian law.
Nothing in these Terms & Conditions is intended to remove or restrict any mandatory rights or protections available to a consumer under applicable Italian or European Union law.
Where a consumer resides in another country, any mandatory consumer protections and jurisdictional rights that apply under applicable law remain unaffected.
24. Changes to These Terms & Conditions
We may update these Terms & Conditions from time to time.
The terms applicable to a reservation will normally be those presented to the guest when the reservation is made, together with the specific rate and booking conditions contained in the booking confirmation.
